When you buy or sell real estate for cash, or otherwise without financing provided by a financial institution, either buyer or seller may arrange for the preparation of a deed of sale.  You should know, however, that in
a non-commercial transaction the attorney preparing the deed represents the seller.
When the deed is recorded with your NC County Register of Deeds, the recording party will pay a filing fee (usually $26 for every North Carolina County) and revenue stamps ($1 for every $500 of the sale price). 

 

Although not required, and perhaps unnecessary in particular

circumstances, the buyer should thoughtfully consider the
advantages of hiring a local real estate closing attorney to
represent the buyer's interests, to perform a comprehensive
title search, to ensure the absence of any liens or judgments
on the property, to obtain title insurance, to arrange for property
tax proration between buyer and seller, and to conduct a real
estate closing where the purchase price will be exchanged for
the real estate title transfer documents.  NCdeeds.com does not 
act as a real estate closing attorney, nor perform these several tasks,
but can refer you to a competent real estate closing attorney in your area.  
Any real estate agent involved with the listing or sale of the property
will also be glad  to refer a competent local real estate closing attorney.

 

When the buyer in a real estate sale transaction will be financing the sale

through a financial institution, the institution will generally require the buyer to employ 
a North Carolina real estate closing attorney to to ensure that title is passed effectively
from seller to buyer and that the interests of the buyer, financial institution and title insurance
company are protected.  The real estate closing attorney works for and represents the interests
of the buyer in this situation.  The seller will ordinarily be liable for the cost of preparing the real estate
